Using a 3D drawing software Google Sketch Up our Design Team can potentially save you a visit to an Architect and thousands of pounds!

Do I need Planning Permission?
It is always difficult to provide a definitive answer to this question as there are many reasons why Planning may or may not be needed. Whether your permitted development rights are in situ, whether you are a semi detached, terraced or detached property, whether you have already been extended or whether you are extending front, side or back of your property. The position, the height, the distance from boundaries, eaves heights, materials used, the overall size and where it is situated in relation to public highways and bridleways all come into consideration.

Do I need Building Regulations?
Again it would be best advised to speak with one of our designers who can advise on whether your particular project would be subject to Building Regulation requirements. In brief, if your design has a solid roof, is open plan to your home, is over 30m2 or is predominantly brick/block in construction then it will be deemed an extension and will therefore require a full Building Reg application. Building regulations are there to ensure your new extension is built to the required standards with all footings, insulation, safety and energy efficiency being considered. A building, fully signed off by Building Control will offer added peace of mind, ensuring that the investment you are putting into your property is designed and built for years of year round enjoyment.
